Are you thinking of buying a home?
Hints for buyers in today's market: Local market conditions
are currently extremely favorable for buyers in most of Philadelphia and its
suburbs. To capitalize on this window of opportunity, we offer two pieces of
advice to all our clients. First, get mortgage pre-approval, unless, of course,
you are a cash buyer. Second, find an experienced realtor whom you can trust
and have that realtor represent you as an exclusive buyer's agent within a
given geographical area.
If
you are not pre-approved, any offer you make will usually suffer in comparison
with other offers and you may miss out on the house of your dreams. If you
elect to work with multiple realtors in a given community instead of with one,
you are likely to find that you are not number #1 in anyone's book. It's
somewhat akin to "having too many cooks in the kitchen"
Do yourself a
favor and find a good realtor who can be an unequivocal advocate for
you.
To
help you find a home, fill out the form below. We will then tell you
whether your search parameters seem reasonable and whether you are likely to
find the house of your dreams in our community. This may help you decide
whether you should select us as your exclusive agent. Before filling out the
form, please note the following:
"The Real Estate Law requires that I provide you with a written
Consumer Notice that describes the various business relationship choices that
you may have with a real estate licensee. Since we are discussing real
estate without you having the benefit of the consumer notice, I have the duty
to advise you that any information you give me will not be considered
confidential unless and until you and I enter into a business relationship. At
our first meeting I will provide you with a written Consumer Notice which
explains those business relationships and my corresponding duties to you."
